Impact Brokers specialises exclusively in commercial and asset finance. The process below applies to commercial lending only. Where our clients need residential mortgage support, we partner with specialist residential mortgage brokers to make sure every need is covered. Here is exactly what you can expect when you work with us.

We are commercial and asset finance brokers. And you will always know where you stand.

Commercial finance is complex. The lender landscape is wide and often opaque. The credit assessment process can feel like a black box. Most business owners and even most accountants have no real visibility into what a broker actually does between taking a brief and delivering a result.

We think that needs to change.

Everything we do is focused on commercial and asset finance. Business loans, equipment finance, development finance, cashflow facilities, working capital, property finance for commercial purposes, and complex multi-facility transactions. If you need a residential mortgage, we will connect you with a trusted specialist residential broker who operates to the same standard we hold ourselves to.

For everything commercial, Impact Brokers, every client receives a Finance Strategy Paper before a single application is submitted. This document is not a lender submission. It is yours. It maps your goals, your position, our recommended strategy, the lenders we are approaching and why, the steps ahead, and what we need from you at each stage. Nothing happens without your knowledge and nothing proceeds without your instruction.

That is not standard practice in this industry. It should be.

Consent and Research
No fee at this stage

We meet with you to understand your goals, funding requirements, and business circumstances. We obtain your signed consent to commence work and conduct a soft-touch credit check on both directors and the borrowing entity. We review your group structure and any related entities so we can get ahead of any questions lenders may raise and structure your application accordingly. At this stage we will ask for 100 points of identification, recent bank statements, and financial statements where available.

Engagement and Alignment
Engagement fee from $1,100 inc. GST

Once we have confirmed we can assist, we issue a formal Commercial Finance Engagement Agreement setting out the full scope of work, our fees, and how we are remunerated. We complete full AML and identity verification at this stage. No further work commences until the Agreement is signed and the Engagement Fee is received.

Our engagement fee starts at $1,100 inc. GST for standard commercial transactions. For more complex cases, the fee is higher to reflect the additional work involved. Complex cases include urgent funding requirements, development finance, complex commercial property transactions, and group structures involving more than four entities or trusts.

This fee covers substantive professional work including onboarding, borrowing capacity assessment, lender research, scenario modelling, finance structuring, credit paper preparation, and lender liaison. If your loan settles, any additional hourly fees paid above the Engagement Fee are refunded up to the amount of upfront lender commission received. In practice, when a deal settles, the additional work we have done on your behalf is covered by the lender, not by you.

Information and Assessment
Included in engagement

We collect and review all required financial, business, and supporting documentation. This includes financial statements, tax returns, Notices of Assessment, and a completed Assets and Liabilities Statement. We use this information to assess your borrowing capacity, serviceability, and lender policy fit across the market. We do the heavy lifting here so you do not have to repeat yourself to every lender we approach.

Strategy and Structuring
Included in engagement

This is where Impact Brokers is different to most brokers in the market.

Before a single application is submitted, we prepare a Finance Strategy Paper for you. This document sets out your goals and how the proposed finance will meet them, our assessment of your position, the lenders we are recommending and why, the recommended structure, the steps ahead, and what we need from you at each stage.

This paper is yours. It is written in plain language. It is designed to give you full visibility and full control. Nothing is submitted to a lender until you have reviewed this paper, understood the strategy, and confirmed in writing that you want to proceed.

We also prepare a separate credit paper for lender submission. That document is prepared for the lender, not for you. It includes only what helps the lender say yes. You do not need to review it, but you are welcome to.

Where time is critical or where a client prefers a more streamlined approach, we can move forward without a full Finance Strategy Paper upfront. In these cases, we provide a clear summary of the strategy and outcome once the transaction is complete. We will always discuss the right approach for your situation before proceeding.

Execution and Settlement
Included in engagement

We manage the full application process, liaising with lenders, valuers, lawyers, and other parties on your behalf. We keep you informed at every stage, help you respond to lender conditions, and work to get the transaction across the line. You will never wonder what is happening or what comes next. We tell you before you have to ask.

Outcomes are subject to lender assessment and credit approval and are not guaranteed. What we can guarantee is that you will be treated with transparency and respect throughout.

Our relationship does not end at settlement. We are available on a retainer basis after settlement for clients who need ongoing finance support, and we are always here to help when your next funding need arises. Many of our clients return to us as their business grows and their requirements evolve. We are built for the long term.

Your Finance Strategy Paper is not a lender submission. It is a document prepared for you, about you, that maps every aspect of your funding journey before it begins. It is the clearest expression of our commitment to transparency and our belief that you deserve to understand exactly what is happening with your money and your business.

Every Finance Strategy Paper includes:

Your Goals

What you are trying to achieve and how the proposed finance is designed to get you there.

Your Position

An honest assessment of where you stand, including strengths, sensitivities, and how we are addressing them.

Recommended Structure

The facility type, term, security, and structure we are recommending and why it fits your situation.

Lender Shortlist

The lenders we are approaching, why we selected them, and what appetite they have for your type of transaction.

The Steps Ahead

A clear timeline of what happens next, who is responsible for each step, and what we need from you.

Risks and Considerations

Anything that could affect the outcome, explained clearly so you can make an informed decision.

With several decades of combined financial services experience across major banks, non-bank lenders, and commercial broking, we have seen what works and what does not. The Finance Strategy Paper exists because we believe clients deserve to understand their own funding journey.
