Yasmine has spent 20 years in financial services, beginning at GE Capital before moving to NAB and CBA, then holding senior leadership roles across several fintech businesses before founding Impact Brokers. She has worked on both sides of the credit process: as a banker assessing and approving transactions, and as a broker structuring and presenting them.
That experience shapes the way every deal is put together: understanding how a credit team will read the transaction before it ever reaches them, and structuring it accordingly.

If your needs would be better served by a product or lender outside our panel, we will inform you and may refer you to another broker who can assist. We regularly review our panel to ensure it allows us to deliver on our commitment to clients.

Commercial Finance FAQs
There is no single formula. Business borrowing capacity comes down to serviceability, which is the cashflow available to support repayments, the security on offer, and how the transaction is structured. Two lenders looking at the same set of financials can land on very different numbers, because they read add-backs, director drawings and depreciation differently. We model capacity across several lenders before recommending an approach, rather than accepting one bank’s calculator as the answer.
Often, yes. A decline reflects one lender’s credit appetite on one day, and it is not a verdict on the business. Changing the security mix, restructuring the facility, or presenting the transaction to a lender whose appetite actually fits it can produce a different result. What usually makes the difference is how the file is put together and the story the numbers are telling. No outcome can be promised, and some transactions genuinely do not stack up, in which case we will say so.
Banks generally offer the lowest cost with the strictest criteria and the longest assessment times. Non-bank and private lenders take a more flexible view of credit and can move faster, and they price for that flexibility. The right answer depends on the transaction, the timeframe and the exit. Timeframes vary widely by transaction type. Straightforward asset finance can move quickly, while commercial property and development transactions run considerably longer because of valuations, quantity surveyor reports and credit committee cycles. The three variables that drive the timeline are how complete your information is at the outset, valuation turnaround, and the lender’s current workload. Preparation is the only one of those you control, and it is usually the fastest lever available.
A commercial finance broker works out how a transaction should be structured, then takes it to the lender most likely to fund it in that form. The work sits in the preparation, which means reading the financials the way a credit analyst will, identifying the risks before the lender does, and presenting the mitigants alongside them.
