Impact Brokers is a specialist commercial finance brokerage. We work with business owners, property developers, and not-for-profit organisations across Australia on transactions that require expertise, not just access to a lender panel.

We handle straightforward commercial transactions competently and efficiently. Where we are at our best is on the complex ones: multi-entity structures, credit complications, development finance, social enterprise lending, and transactions that most brokers find too difficult to present well.

About Yasmine Shah

Yasmine Shah has spent 20 years in financial services. She began her career at GE Capital before moving to NAB and CBA, then held senior leadership roles across several fintech businesses before founding Impact Brokers.

She has worked on both sides of the credit process, as a banker assessing and approving transactions, and as a broker structuring and presenting them. Her career extends well beyond lending. She has held operations leadership roles, served on boards and in senior leadership positions, worked as a strategic adviser to business owners and organisations, led fundraising campaigns, and managed large-scale events. Her work with not-for-profit organisations spans governance, strategy, and finance, giving her a practical understanding of the sector that most commercial brokers do not have. That range matters. When a client walks in with a complex structure, a difficult trading history, or a funding need that does not fit a standard template, she has usually seen something like it before.

She has spent her career in rooms where women were underrepresented, which is part of why she founded the Women’s Commercial Finance Forum in 2020. The network grew to more than 1,100 members before transitioning to the Finance Brokers Association of Australia.

What We Work On

Our clients come to us across a range of commercial finance needs.

Working capital and cash flow facilities for businesses managing growth, a gap in funding, or a seasonal pressure point. Construction and development finance, from pre-development land loans through to senior construction debt, including mezzanine finance, second mortgages, and subordinated debt where the capital stack requires it. Equipment and asset finance across construction, transport, healthcare, and professional services. Invoice finance and debtor finance for businesses that need liquidity tied to their receivables. Commercial property acquisition and refinance, including complex structures involving multiple entities, trusts, or related parties. Not-for-profit and social enterprise lending, where NDIS revenue, trust structures, or trading history require a lender who understands the sector.

We also take on files where there is a credit complication: a default, an ATO liability, a gap in trading history, or a structure that is hard to explain. These are often the transactions where the quality of the credit submission makes the difference.

How We Work

Before we approach a lender, we understand the transaction completely. The business, the structure, the numbers, the risk, and the objective.

We then position the file for the lender most likely to fund it. We write detailed credit submissions. We understand lender policy at a policy level, not just a product level, and we maintain direct relationships with credit teams and BDMs across our panel.

We stay in the transaction through to settlement. On complex files, that means coordinating solicitors, valuers, quantity surveyors, accountants, financial advisers, and lender credit teams simultaneously. For not-for-profit and social enterprise clients, that often extends to working alongside boards, finance committees, and executive leadership. We do not hand things off.

Our Lender Panel

We work with a carefully selected panel, including major banks, non-bank lenders, private credit providers, and specialist financiers. Our panel is built around commercial lending capability.

We do not work with every lender in the market. Where your needs sit outside our panel, we will tell you, and refer you to someone who can help.

We assess our lender relationships not only on credit policy and process, but on how they treat borrowers before, during, and after the loan. A lender who performs well on paper but poorly in practice is not a lender we want at the table with our clients.

We actively seek out lenders who demonstrate responsible lending practices, and we review our panel against that standard regularly.
